Stage 4: Finishing Works

Gypsum Inspection
Before the Ceiling Is Closed

From the hangers and metal frame above the ceiling, to the gypsum boards and their joints, to the final inspection before painting. We inspect what will disappear above the ceiling before it is closed. And if you are dealing with the gypsum contractor directly, we sit down with them before work begins and set the plan.

What Is Gypsum Inspection?

A suspended gypsum ceiling is installed below the concrete slab and hides the AC ducts and services above it. It consists of hangers and a metal frame, then gypsum boards whose joints are treated before painting. Gypsum inspection is an engineering visit in which our engineers check the strength of the frame and the quality of the installation.

The inspection matters because what counts most in gypsum disappears above the ceiling: weak hangers cause sagging, missing access panels mean breaking the ceiling whenever the AC fails, and joints without tape crack after painting.

Pre-Planning and the Three Inspections

Start with pre-planning with the gypsum contractor before work begins, then each inspection at the right time. You can request each service on its own.

Before the Gypsum Contractor

Pre-Planning with the Gypsum Contractor

For: Owners who deal directly with subcontractors (owner-builders).

When: Before the Gypsum Contractor starts work.

Our engineers sit down with the gypsum contractor on site before work begins to unify standards, explain quality requirements and agree on the correct method of execution, so you avoid common mistakes and guesswork from the start.

What Do We Agree on with the Contractor?

Acceptance Criteria

We explain to the contractor how their work will be inspected, before they start.

Levels and Design

Ceiling level and decorative details as per the drawings.

Hangers and Frame

Spacing between hangers and metal channels.

Access Panels

Access panel locations beneath ducts and valves.

Wet-Area Boards

Moisture-resistant boards in bathrooms and kitchens.

Inspection Dates

When we return to inspect the frame, the boards, and for the final inspection.

What Does Pre-Planning Prevent?

Guesswork

Every contractor installs their own way if you haven't agreed on standards.

Breaking the Ceiling Later

A forgotten access panel means breaking the ceiling at the first fault.

Disputes With the Contractor

Requirements are clear and agreed before the work, not after.

Tips Before the Inspection

To help you get more out of the visit.

Do
  • Request the frame inspection before the boards are installed.
  • Make sure AC and electrical installations are complete before the ceiling is closed.
  • Agree on access panel locations with the AC contractor.
Avoid
  • Closing the ceiling before the frame is inspected.
  • Using standard boards in bathrooms and kitchens.
  • Ignoring damp stains before painting.

Frequently Asked Questions

Common questions about Gypsum Inspection.

Why should I inspect the gypsum before the boards are installed?

Because the hangers and metal frame disappear once the ceiling is closed, and they are what carries the ceiling. Correcting them before boarding is easy; afterwards it means taking the ceiling down.

What is pre-planning?

An on-site session with the gypsum contractor before they start, where we agree on quality standards, the method of execution and inspection dates. Ideal for owners dealing with subcontractors directly, from 500 AED.

Do I have to request all 3 inspections?

No, you can request any one of them on its own. But all 3 together cover the whole stage, because the frame can't be inspected once the ceiling is closed.

Why do access panels matter?

Because the AC ducts and valves above the ceiling need maintenance. Without access panels, any fault means breaking the ceiling and redoing the gypsum and paint.

How much does a gypsum inspection cost?

From 700 AED.
