Stage 4: Finishing Works

Paint Inspection
From Filler to the Final Coat

From filler and sanding, to the primer, to the final coat. We uncover waviness, patches and moisture before you accept the walls from the painter. And if you are dealing with the painter directly, we sit down with them before work begins and set the plan.

What Is Paint Inspection?

Paint is the last visible layer of a wall. It consists of filler that levels the surface, then a primer, then 2 or more coats of paint. Paint inspection is an engineering visit in which our engineers confirm that each layer is applied correctly before the next one.

The inspection matters because paint defects appear after you move in: waviness shows in sunlight and under spotlights, trapped moisture causes peeling and bubbles, and unsanded filler leaves visible marks on the wall.

Pre-Planning and the Three Inspections

Start with pre-planning with the painter before work begins, then each inspection at the right time. You can request each service on its own.

Before the Painting Contractor

Pre-Planning with the Painting Contractor

For: Owners who deal directly with subcontractors (owner-builders).

When: Before the Painting Contractor starts work.

Our engineers sit down with the painting contractor on site before work begins to unify standards, explain quality requirements and agree on the correct method of execution, so you avoid common mistakes and guesswork from the start.

What Do We Agree on with the Contractor?

Acceptance Criteria

We explain to the contractor how their work will be inspected, before they start.

Wall Moisture

Filler doesn't start until the plaster has dried sufficiently.

Number of Coats

Filler, primer and the agreed number of paint coats.

Sanding and Lighting

How the surface is checked with side lighting before each coat.

Protecting Floors and Doors

Covering tiles, doors and windows before painting.

Inspection Dates

When we return to inspect the filler, the first coat, and for the final inspection.

What Does Pre-Planning Prevent?

Guesswork

Every painter works their own way if you haven't agreed on standards.

Rework

Scraping off and redoing paint costs far more than correcting the filler.

Disputes With the Contractor

Requirements are clear and agreed before the work, not after.

Tips Before the Inspection

To help you get more out of the visit.

Do
  • Request the filler inspection before the painter starts on the colours.
  • Book all 3 inspections if you want full coverage of the stage.
  • Agree on colours and quantities in writing with the painter.
Avoid
  • Starting the filler before the plaster has dried.
  • Inspecting the paint in daylight only, as some defects show under artificial lighting.
  • Accepting partial touch-ups that change the colour.

Frequently Asked Questions

Common questions about Paint Inspection.

Why does waviness show after painting when it wasn't visible before?

Because paint reflects light more than filler, so any small waviness shows under side lighting. That's why we check the filler with side lighting before painting.

What is pre-planning?

An on-site session with the painting contractor before they start, where we agree on quality standards, the method of execution and inspection dates. Ideal for owners dealing with subcontractors directly, from 500 AED.

Do I have to request all 3 inspections?

No, you can request any one of them on its own. But all 3 together cover the whole stage, because filler defects are hard to treat after the final coat.

When should I request a paint inspection?

The best time for the first inspection is after filler and sanding and before the colours, and the final inspection after the last coat and before you accept the work.

How much does a paint inspection cost?

From 700 AED.

Has Your Painter Started?

Book the filler inspection before the colours go on, and we'll arrange the visit time with you.
