Stage 6: Electrical, Plumbing & AC

HVAC Inspection
Rough-In and Commissioning

Ducts and copper pipes disappear above the gypsum, and any mistake in them shows up as weak cooling or water leaking from the ceiling. We inspect the ducts and services before the gypsum, then run the AC units and inspect them after installation.

What Is HVAC Inspection?

HVAC and ducts inspection is 2 engineering visits: the first at rough-in, to inspect the ducts, copper pipes and drainage before the gypsum, and the second at final handover, after the AC units are installed and commissioned.

The inspection matters because ducts and services disappear above the gypsum. A poorly insulated duct condenses water and stains the ceiling, drain pipes with incorrect falls leak, and poor distribution leaves rooms hot. Fixing any of this means opening up the gypsum.

Inspections for Air Conditioning

2 inspections in order: ducts and services before the gypsum, then commissioning after installation. You can request each inspection on its own.

Inspection 1 of 2

Ducts and Services Inspection

When: After the ducts, copper pipes and drainage are installed, and before the gypsum.

Once the gypsum is up, you can't see the ducts, the insulation or the drain falls. We check them while they are still exposed.

Most Common Problems at This Stage

Incomplete duct insulation

High
Cause:
Gaps in insulation or open joints.
Impact:
Condensation and stains on the gypsum.

Incorrect drain falls

High
Cause:
Falls not set during installation.
Impact:
Water leaking from the ceiling.

Crushed or kinked ducts

Medium
Cause:
Installed without considering the route.
Impact:
Weak airflow in some rooms.

Tips Before the Inspection

To help you get more out of the visit.

Do
  • Request the duct inspection before the gypsum is installed.
  • Request the final handover in hot weather if you can.
  • Make sure there are access panels in the gypsum at the units.
Avoid
  • Installing the gypsum before the ducts are inspected.
  • Running the AC units while construction dust is still around.
  • Closing the gypsum without access panels.

Frequently Asked Questions

Common questions about HVAC Inspection.

Why are there 2 AC inspections?

Because the ducts and services disappear above the gypsum, and commissioning confirms cooling after installation. Each has its own timing.

When should I request the duct inspection?

After the ducts, copper pipes and drainage are installed, and before the gypsum.

How much does an HVAC and ducts inspection cost?

From 700 AED.

Ductwork Finished?

Book the inspection before the gypsum, and we'll arrange the visit time with you.
