Stage 3: Waterproofing Works

Tie Beam Waterproofing
Before Backfilling

Tie beam waterproofing protects the ground beams from soil moisture and salts, and stops moisture reaching the ground floor walls. We inspect it once, before backfilling.

What Is Tie Beam Waterproofing?

Tie beam waterproofing is a layer applied to the faces of the ground beams that are in contact with soil. The tie beam waterproofing inspection is an engineering visit before backfilling, in which our engineers make sure the waterproofing covers every face and is applied correctly.

The inspection matters because the tie beams carry the ground floor walls. If moisture reaches them, it rises into the walls and shows up as stains and peeling paint near the floor, and over time it can cause the rebar to rust.

Handover of Tie Beam Waterproofing

We inspect the waterproofing once, after it is applied and before backfilling.

Single Inspection

Tie Beam Waterproofing

When: After the waterproofing and protection layer are applied, and before backfilling.

The last chance to see the waterproofing before the soil covers it. We make sure it fully covers the beam faces, has the right thickness, and has no gaps or tears.

Key Items We Inspect

Surface Preparation

Concrete is clean and dry before waterproofing.

Coverage

All faces in contact with soil are covered.

Thickness

Waterproofing thickness measured with a thickness gauge.

Overlaps

Overlap lengths between rolls or layers.

Junction With Footings

Waterproofing continues where the beam meets the footing.

Protection Layer

In place before backfilling to protect the waterproofing.

Most Common Problems at This Stage

Waterproofing interrupted at the footings

High
Cause:
Each part done separately without joining.
Impact:
A weak point where moisture gets in.

Thickness below requirement

High
Cause:
Saving on materials.
Impact:
Shorter waterproofing life and moisture leakage.

Backfilling without protection

High
Cause:
Skipping the protection layer.
Impact:
Waterproofing torn by gravel during backfilling.

Tips Before the Inspection

To help you get more out of the visit.

Do
  • Request the handover before backfilling starts.
  • Make sure the contractor has applied the protection layer.
  • Have the required waterproofing specifications ready if available.
Avoid
  • Backfilling before the waterproofing is inspected.
  • Accepting waterproofing applied on damp or dirty concrete.
  • Dropping materials or walking on the waterproofing.

Frequently Asked Questions

Common questions about Tie Beam Waterproofing.

Why is tie beam waterproofing important?

Because moisture that reaches the tie beams rises into the ground floor walls, showing up as stains and peeling near the floor.

When should I request the inspection?

After the waterproofing and protection layer are finished, and right before backfilling.

How much does a tie beam waterproofing inspection cost?

From 700 AED.
